Flat rate, hourly, or per square foot?
Most cleaners quote a flat price per visit — customers like certainty. But a good flat price is built from an honest hour estimate, and a per-square-foot rate is just that flat price divided by the home's size. This calculator gives you all three views of the same number so you can quote whichever way the conversation goes.
Why bathrooms move the price more than bedrooms
A bathroom takes more minutes per square foot than any other room — fixtures, tile, glass, disinfection. That's why two same-sized homes can price very differently: the 3-bath home simply takes longer. Count bathrooms first when sizing up a job over the phone.
Deep cleans and move-outs deserve a premium
A first-time deep clean routinely takes half again as long as a standard clean of the same home — baseboards, buildup, detail work. Move-out cleans add inside-appliance and inside-cabinet work but benefit from an empty house. Price the time, and the premium takes care of itself. Post-construction cleans vary dramatically with debris and dust; treat any calculator output as a starting point and walk the site first.
Recurring frequency changes workload, not worth
Weekly homes stay cleaner, so each visit is genuinely faster — that's why weekly pricing can be lower without cutting your hourly earnings. A "discount" that isn't backed by reduced workload is just donated margin. Model the frequency, then price it.

Inside the fridge, inside the oven, interior windows, laundry — each one is a known block of time. Cleaners who "throw in" add-ons repeatedly are quietly cutting their effective hourly rate on every job.
Why cleaners underprice
Almost always the same three misses: unpaid drive time, payroll burden on top of wages, and overhead that no job was asked to carry.
