How pressure washing pricing works

Square footage × production rate = hours

Every surface has a realistic pace: concrete flatwork washes fast, wood decks and stucco are slow, careful work. Measure the area, divide by your rate for that surface, and you have the honest core of the price. Guessing hours without measuring is where most bad quotes start.

Condition and access are multipliers, not footnotes

Heavy buildup, organic growth, tight access, and second-story work don't add a few minutes — they multiply the whole job. A driveway with oil staining can take half again as long as the same driveway with light dirt. Quote the surface you actually saw, not the best case.

Setup time is real time

Unloading, hose runs, connecting water, protecting plants and fixtures, repositioning between zones, packing up — on a small job, setup can rival washing time. That's exactly why minimum charges exist.

Set a minimum charge and let it do its job

A minimum job charge covers the cost of simply showing up: travel, setup, teardown, and a baseline profit. Price every job normally, then let the minimum quietly catch the small ones. The calculator shows you when the minimum — not the math — is setting the price.

Chemicals, water, and equipment are job costs

Pre-treatments, surfactants, water you supply, fuel for the machine, and wear on pumps and nozzles all belong in the job's cost — not silently absorbed. Operators who skip these costs underprice by the exact amount they forgot.

Overhead and profit close the loop

Insurance, the trailer, the website, your phone — every wash has to carry a share. Add overhead to direct costs, then price for the margin you actually want. Covering costs isn't profit; it's break-even with extra steps.

Safety and accuracy notes

Different materials need different pressure and treatment methods — always test an inconspicuous area first. Roof cleaning is typically a soft-wash service, not high-pressure washing, and deserves its own assessment. Specialty stains (oil, rust, irrigation) may need separate evaluation, and results can't be guaranteed. This calculator estimates pricing only — not treatment methods — so follow your equipment, chemical, runoff, and local safety requirements.

A note on taxes

Exterior cleaning services are taxable in some places and not in others. The calculator can add tax on top of your pre-tax price, but check your local rules with a tax professional.

How do I estimate pressure washing time?

Divide the square footage by a production rate for that surface — concrete flatwork washes much faster than wood decks or siding — then adjust for condition, access, and height, and add setup time. This calculator does exactly that with editable production rates.

Should I charge by square foot or flat rate?

Most residential quotes end up flat, but a good flat price is built from square footage times a realistic production rate. This calculator gives you both views of the same number, plus the effective hourly rate behind them.

How should I set a minimum charge?

Add up what it costs just to show up — travel, setup, teardown, and a base amount of profit — and never price a job below it. Enter your minimum in the calculator and it will hold the recommended price at that floor, telling you when it's the minimum that's controlling the result.

How do surface type and condition affect price?

They change the hours. A driveway with light dirt washes fast; stucco with organic growth is slow, careful work. The calculator uses per-surface production rates and condition multipliers you can inspect and edit.

How do I price a two-story house?

Height adds time and care — ladder or extension work, more setup, slower coverage. The calculator applies a story multiplier on top of the base rate; adjust it to how you actually work.

Should chemicals and equipment be separate costs?

Yes. Track chemicals, water you supply, equipment usage, and surface protection as their own line costs so every job pays for what it consumed — not just labor.

How do add-ons affect the estimate?
